Notice of Public Meeting Concerning a Proposed Zoning By-Law Amendment (Tenth Line)

Take Notice that the Council of the Town of Collingwood will hold a public meeting on Monday October 7, 2024, on or about 2:00 p.m.

Any member of the public may attend in person (Council Chambers, 97 Hurontario Street, Collingwood) or virtually by Zoom webinar to consider a proposed Zoning By-law Amendment under Section 34 of the Planning Act.

The public meeting will take place during the regular meeting of Council. For those attending virtually, a link to the webinar will be included on the October 7, 2024 Council-Committee of the Whole agenda. Council meeting agendas are located here: https://www.collingwood.ca/agendas-minutes

This application has been deemed to be a complete submission under Section 34(10.4) of the Planning Act.

Subject Lands

Location: 780 Tenth Line

The subject property is located west of Tenth Line, between Mountain Road and Sixth Street, and west of the existing Georgian Meadows residential subdivision.

Legal description: North half of Lot 43, Concession 11; Geographic Township of Nottawasaga, Town of Collingwood, County of Simcoe

Area: 40.66 hectares

The purpose and effect of the proposed Zoning By-law Amendment is

  1. To rezone a portion of the subject lands from Residential Third Density Exception Forty (R3-40) to Residential Third Density Exception (R3-XX) to permit a reduced minimum lot frontage for a street townhouse of 7.0 m, a reduced minimum lot area for a street townhouse of 215 m2, and a reduced minimum lot area for a single detached dwelling of 315 m2. The R3-40 zone currently permits a minimum lot frontage of 7.5 m and minimum lot area of 225 m2 for a street townhouse, and a minimum lot area of 325 m2 for a single detached dwelling; 
  2. To rezone a portion of the subject lands from Residential Third Density Exception Forty (R3-40) to Recreation (REC) to permit a park block; and  
  3. To amend the Environmental Protection (EP) zone on the northeast corner of the subject lands to reflect the proposed revised layout of the Stormwater Management Pond. 

Any person may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the proposed Zoning By-law Amendment. 

If a person or public body would otherwise have an ability to appeal the decision of the Council of the Town of Collingwood to the Ontario Land Tribunal, but the person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Collingwood before the Zoning By-law Amendment is passed or refused, the person or public body is not entitled to appeal the decision. 

If a person or a public body does not make oral submissions at a public meeting, or make written submissions to the Town of Collingwood before the Zoning By-law Amendment is passed or refused, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so. 

Please note that the rights of third parties to appeal Zoning By-law Amendment decisions to the Ontario Land Tribunal have been restricted under the Planning Act.

If you are the owner of any land that contains seven or more residential units, please post this notice in a location that is visible to all residents.
